Remedial works — if the EICR identifies anything that needs fixing, I'll estimate it clearly and separately. No bundling, no pressure. Fast turnaround to keep you within the 28-day window.

Portfolio scheduling — for landlords managing multiple properties, I can track expiry dates and set up a rolling programme so nothing lapses without warning. One less thing to chase.

Pre-tenancy checks — before a new tenant moves in, I can carry out a full check of the electrics and confirm everything is safe, working, and compliant.

PAT testing — for furnished properties, portable appliance testing of any electrical items you've provided.

Emergency call-out — if a tenant reports an electrical fault, I offer 24/7 emergency response across York. After 8pm: £120+VAT for the first hour plus materials, £100/hour thereafter.

Ongoing maintenance — socket repairs, lighting, consumer unit upgrades, rewires. Whatever the property needs, I can handle it.

The legal position — plain English

Since June 2020, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require all landlords to:

Have an EICR carried out at a maximum interval of 5 years — by a qualified and competent person. NICEIC approved contractors meet this requirement.

Provide a copy to existing tenants within 28 days of the inspection, and to new tenants before they move in.

Provide a copy to your local authority within 7 days if requested.

Complete any remedial work identified in the report within 28 days (or sooner if specified).

Fines of up to £30,000 can be issued by local authorities for non-compliance.

It sounds like a lot to keep track of. That's why I make it as simple as possible — you get the paperwork you need, on time, in the format you need it.

Questions landlords ask me

My tenant won't let me in for the inspection. What do I do?

You're legally required to make reasonable attempts to gain access. If a tenant refuses after proper notice, you should document every attempt. I can help with timing — sometimes offering flexibility around the tenant's schedule resolves it. If access is genuinely refused, your solicitor or the council's private rented sector team can advise on next steps.

My EICR expired during COVID — am I in trouble?

Many landlords are in the same position. The important thing now is to get it done. Local authorities take a risk-based approach to enforcement, but expired certificates are still technically non-compliant. The sooner it's sorted, the sooner you're protected.

Do I need an EICR between every tenancy?

No — not automatically. The 5-year maximum applies regardless of tenancy changes. However, it's good practice to check everything is working between tenancies, and if the previous EICR is close to expiry, it makes sense to get it done during the void period rather than arranging access once new tenants are in.
