What an EICR costs in York Priced by circuit, not by bedrooms

Why circuit count, and not bedrooms
Bedrooms are easy to count over the phone. That is the whole appeal of a bedroom band, and it is about the only thing going for it. An EICR tests the circuits in your consumer unit, one at a time, and records what each one does. Circuits are the work, so circuits are what the price follows.
Two properties with the same number of bedrooms can have very different boards. A price built on the floor plan charges one of them for testing that is not there, and the other for less testing than is actually done. Neither is a price I can stand behind, so I do not use one.
As a guide, a board with 8 circuits works out at £210 plus VAT (£252 including VAT) and one with 10 circuits at £240 plus VAT (£288 including VAT).
If the property is outside York
The £180 plus VAT is the York price. Further out, one distance charge is added to the job, whatever the circuit count, so you can still work your own number out before you ring me.

The bands do not stack, so a property 12 miles out has £30 plus VAT added and not £45 plus VAT. As a worked example, a 10 circuit board eight miles from York is £240 plus VAT for the testing and £15 plus VAT for the distance, so £255 plus VAT (£306 including VAT).
How to count your own circuits
Open the consumer unit and look along the row of switches. Count the switches that actually feed something, not the number of spaces in the board. Boards are usually fitted with room to spare, and every one I have tested has had between one and three empty or blanked-off ways. Leave the main switch out of the count, and leave out any RCD sitting at the head of a group in an older split-load board. On an older board with rewireable fuses rather than switches, count the fuse holders instead.

The price on this page is for the inspection, the testing and the report. Every circuit is tested on its own rather than sampled, and the installation is inspected against BS 7671:2018+A4:2026, the current wiring standard.
Any work the report calls for is a separate job, priced on its own. Finding something does not commit you to having me put it right.
If you rent the property out
The rules for rented homes are the Electrical Safety Standards in the Private Rented Sector and Social Rented Sector (England) Regulations 2020. A rented home's electrical installation must be inspected and tested at least every five years, and where the report itself sets an earlier date, that earlier date applies.
The landlord must give each existing tenant a copy of the report within 28 days of the inspection.
If the report comes back with a C1 or C2, or asks for further investigation, the work has to be done. The government's guidance for landlords explains what each code means; the regulations themselves simply say that where the report calls for further investigative or remedial work, the landlord must get it done.
What it costs to get this wrong
A council can fine a landlord up to £40,000 for a breach, and where the failure carries on it can impose more than one penalty, so the total on a single property can go beyond £40,000.
